Natiivo - Residences

With two typical floor plans, the Gale Residences and the Natiivo Residences provide 608 total condominium units. There are a variety of unit types, ranging in size from studio units to 3 bedroom units. Condo owners are able to rent out their units through homesharing apps and have their units serviced through the same hotel operator as the lowest four floors.

The most unique challenge of Natiivo was the elevated wind loads affecting the site, due to its surroundings. This resulted in structural redesign after unit sales had already begun, meaning that all structural increases needed to have minimal effects on the units. As project manager, I coordinated with the structural engineer, the owner’s representative, and our elevator consultant to develop a scheme which limited most of the shear wall growth to the interior side of the elevator shafts. Additional structural walls were also added at the lower level units which were being redesigned at that time.
