Natiivo - Creative HQ

Located in the upper podium levels at Natiivo, the Creative HQ offices are made up of nearly 100 individual tenant-ready suites. Minimally designed with exposed HVAC systems and sealed concrete floors, each office is also provided with operable windows for natural ventilation. Some offices also have private outdoor terraces.

Given the limited additional finishes in the suites, one of the more complex areas to detail was the outdoor terraces. As project manager, I coordinated the team both internally and externally to develop this area. Drainage, waterproofing and landscaping all needed to work together, while still ensuring that we met ADA tolerances at the thresholds between interior and exterior. Water infiltration from windblown rain is also a concern at this condition, so we provide floor drains at the inside of each door onto the terrace.
